  • Can I switch property managers mid-lease?

    Yes — you can change property managers even while your tenant is in a fixed or periodic term lease, and it’s often much easier than landlords realise. The tenancy stays in place; it’s simply the management of the property that changes.


    Once you appoint Melissa and the Local Property Collective team, we can take care of the handover process, including communication with your current agency and tenant and coordinating the transfer of the property information.

  • How often are inspections carried out?

    Routine inspections are generally carried out approximately every 12 weeks, with a detailed report and photos provided after each visit.   • How do you work out how much rent my property should achieve?

    It’s more than looking at a suburb median or an online estimate. We look at comparable properties, current competition, recent leasing results, property features, presentation and what tenants are responding to right now. Every property is different — your suburb median isn’t your rental appraisal.

  • How do you choose the right tenant for my property?

    It’s not simply about choosing the first application or even the applicant offering the highest rent. Applications are carefully reviewed, including rental history, references, affordability and supporting information, to help an owner make an informed decision. Finding a great tenant is about finding the right fit for your property.


    Mel also makes sure that when conducting open for inspections she speaks with the tenants and makes sure she can get a full story of the tenants and applicants applying to help with the process of finding the right tenants for your investment. 

  • What happens if something needs repairing at my property?

    Tenants have a direct point of contact to report maintenance, allowing issues to be assessed and communicated with the landlord and appropriate trades organised when required. We believe being proactive matters — a small maintenance issue identified early can sometimes prevent a much bigger and more expensive problem later.

  • Do I need to wait until my property is vacant before speaking to a property manager?

    Absolutely not. It’s **never too early to start the process**, look for the right agent or simply have a conversation about what might be needed.


    Starting early gives you time to understand the market, prepare the property, consider any maintenance or improvements, understand what tenants are currently looking for and put a leasing strategy in place — without having to rush decisions at the last minute.
